The loan term is how long you have to pay back your home loan. Common options are 10, 15, or 20 years. This number is critical because it determines both your monthly payment and the total interest you will pay.
Shorter terms, 5 to 10 years: Higher monthly payments, but you pay off faster and save a significant amount on interest.
Longer terms, 15 to 20 years: Lower monthly payments, making home ownership more accessible on a tighter budget. But you pay considerably more in interest over time.
What to do: Ask each bank about their minimum and maximum loan terms. Then use an online mortgage calculator to test different scenarios. The LVR tells you what percentage of your home's price the bank is willing to lend. It is a key factor in both approval and how much deposit you will need in advance.
Example: You want to buy a house worth ₱5 million.
At 80% LVR, the bank lends ₱4 million. You need ₱1 million, 20%, as a deposit.
At 90% LVR, the bank lends ₱4.5 million. You only need ₱500,000, 10%, as a deposit.
This difference is significant if you have limited savings for a down payment.
What to do: Ask every bank: "What is your maximum Loan to Value Ratio for home loans?" Compare each bank's answer against how much you have saved. If you are aiming for a 10% deposit, focus on banks offering 90% LVR.
Not all banks treat borrowers equally. Particularly if you are a dual citizen or a foreign national. Some banks reserve their best rates and lowest fees exclusively for Filipino citizens, while others are more flexible and offer comparable deals to foreigners or dual citizens with the right visa and documentation.

What to do: Ask every bank: "Do you offer different terms, rates, or promos for the type of property I want to buy?" Get the full picture. Required down payments, preferred developers, and any property type restrictions.
Approval speed matters enormously, especially when you are racing against a deadline. A developer's payment date, or a deal that will not wait. Some banks process home loans in as little as 2 to 4 weeks. Others take 2 to 3 months or longer due to strict documentation requirements or high application volumes.
What to do: Ask each bank: "How long does your home loan approval typically take from the time I submit all my documents?" Know your own deadline and factor this into your decision. Also note: submitting the wrong documents is one of the biggest causes of delays, so confirm exactly what the bank needs and in what format.
One of the most effective ways to save on your home loan and pay it off years earlier is making extra payments on top of your regular monthly amount. Each extra payment reduces your outstanding balance, which directly cuts the interest you owe and shortens your loan term.
